SQUEEZE Supports REALGATE’s First Hotel Project from Planning to Operation — Urban Hotel Model “SHIFT HOTEL Shibuya Hatagaya” Opening in January 2026, Combining Old Building Conversion and Smart, Labor-Saving Operations —

(Head Office: Shibuya, Tokyo; CEO: Yutaka Iwamoto; hereinafter “REALGATE”) to jointly promote an urban hotel project that combines the revitalization of aging buildings with sustainable hotel operations.

In response to the nationwide challenge of revitalizing underutilized and aging properties, SQUEEZE and REALGATE have jointly developed a “Converted Heritage Hotel” model that enables stable operations even for small-scale properties by combining REALGATE’s expertise in real estate revitalization with SQUEEZE’s labor-saving and DX-driven operational model.

As the first project under this initiative, “SHIFT HOTEL Shibuya Hatagaya” will open in January 2026 as an annex to REALGATE’s old-building renovation project “THESTEPS” in Hatagaya, Shibuya.
Following this opening, further developments are planned in the Jinnan area of Shibuya and the Higashi-Azabu area of Minato.

■ Background

In response to the growing social issue of underutilized real estate, this project is positioned as a conversion-type hotel redevelopment that transforms aging buildings into new hotel properties.

REALGATE has a proven track record of revitalizing over 100 aging buildings in central Tokyo and beyond, promoting urban development through mixed-use projects that integrate spaces for working, gathering, and leisure. Building on this foundation, the company aims to add an accommodation function—hotels that connect the “day” and “night” aspects of the city—to create new flows of people and stimulate the local economy.

Meanwhile, SQUEEZE operates approximately 40 hotels and serviced apartments nationwide. Drawing on its extensive on-site experience, the company has developed an operational model optimized for small-scale, labor-saving operations. Under its proprietary “One Platform” framework centered around the operation platform *suitebook*, SQUEEZE delivers a DX-driven management approach that seamlessly integrates operations, business management, and data.

By combining REALGATE’s expertise in real estate revitalization with SQUEEZE’s smart, technology-enabled operations, the two companies have established a stable and scalable model for converting aging buildings into profitable hotels—an area previously constrained by profitability and regulatory challenges.
