■ Background and Objectives
Amid growing social concerns surrounding the reuse of vacant and aging properties, this project is positioned as a “conversion-style hotel redevelopment,” transforming an aging building into hotel use.
By integrating real estate regeneration with hotel operations, the project establishes an urban hotel model that enables stable operations even at a very small scale, with only two guest rooms.
■ Collaboration between REALGATE and SQUEEZE

This project is a collaborative initiative between REALGATE, which has extensive experience in redeveloping aging buildings, and SQUEEZE, which is responsible for hotel operations and solution delivery.
REALGATE has regenerated more than 100 aging buildings primarily in central Tokyo, promoting urban development through mixed-use projects that integrate co-working offices, retail spaces, and event venues.As an extension of this approach, the facility aims to generate new flows of people and economic circulation within the neighborhood by adding “stay = hotel” as a function that connects daytime and nighttime urban activity.
Meanwhile, SQUEEZE operates 40 hotels and serviced apartments nationwide and has built operational models that can remain viable even at small scales, based on insights gained from on-site operations.
Under its proprietary “One Platform” approach centered on the operational platform “suitebook,” SQUEEZE delivers DX-driven hotel operations that seamlessly connect operations, management, and data.
By combining the respective strengths and roles of both companies, this project realizes an integrated approach to aging building redevelopment and hotel operations.

The facility inherits the history of a building that has been carefully used for more than half a century, adopting a spatial design concept themed around “materials to be carried forward,” highlighting the natural textures of wood, steel, and concrete.
Designed with aging and patina in mind, the space embraces the layering of time as part of its character.
Guided by the concept of SHIFT—“change,” “transfer,” and “flexibility”—the hotel envisions stays that can adapt freely to diverse lifestyles, including travel, work, and everyday living.

The hotel features room configurations that accommodate group stays and is equipped with amenities such as kitchens and washing machines to support mid- to long-term stays.
