SQUEEZE Inc. (Head Office: Kitahiroshima, Hokkaido; CEO: Shinichi Tatebayashi; Securities Code: 558A), a company driving AX (AI Transformation) in the hotel and tourism industry, announces the opening of the apartment hotel “Minn Oku-Asakusa” in Asakusa, Taito-ku, Tokyo on June 1, 2026.
This project represents an asset class conversion case in which a property originally developed for residential leasing has been converted into an apartment hotel, serving as a proof-of-concept for the Company’s end-to-end operational model aimed at maximizing real estate asset value. Compared to residential leasing operations, the project enhances profitability across multiple dimensions—including revenue per square meter, occupancy efficiency, and utilization rates—thereby increasing overall asset value.
By integrating planning, system provision and implementation, and post-opening operations, the project unifies what were previously fragmented development and operational processes, aiming to establish a hotel operating model that achieves both profitability and operational efficiency.

■ High-Return Model Enabled by Conversion
This property has been converted from a building originally developed for residential leasing into an apartment hotel.
Compared to residential use, the conversion to hotel operations has delivered the following value enhancements:
・Optimized occupancy efficiency: Guest rooms are designed with floor areas of 25–45㎡ and can accommodate up to 9 guests. By adopting a bunk bed configuration, the number of guests per unit is maximized, significantly improving revenue efficiency per square meter.
・Improved revenue per square meter: Through a lodging business model based on dynamic pricing, revenue per square meter is enhanced compared to traditional residential leasing with fixed monthly rents.
・Capturing inbound demand: By directly monetizing the tourism concentration in the Asakusa and Oku-Asakusa areas, the property captures both domestic and international travel demand that could not be addressed through long-term residential leasing.
In addition, by converting the usage while maintaining the building’s physical value, the project realizes a conversion model that leverages existing real estate stock.

■ SQUEEZE’s Solution Offering Powered by “suitebook”
SQUEEZE integrates on-site operations and management data in hotel operations through its next-generation operations platform “suitebook.” In addition, this property implements the “One Platform” concept by combining software with hardware, including the introduction of check-in KIOSK systems.
Through a one-platform AX infrastructure that unifies operations, data, and customer touchpoints required for hotel management, previously fragmented functions such as PMS, payments, and check-in operations are integrated, enabling real-time connectivity of operational data. Self check-in via KIOSK and contactless authentication simultaneously deliver a seamless guest check-in experience and improved front desk efficiency.
As a result, the platform enables operational standardization and visualization, improving on-site efficiency while establishing a data foundation that supports management decision-making, ultimately enhancing asset value and enabling stable revenue generation.

■ Property Features
Oku-Asakusa, where this property is located, is a traditional downtown area dotted with historic temples and shrines, including Senso-ji.
The district retains the legacy of the hanamachi (geisha) culture that dates back to the Edo period, and it is not uncommon to see geiko in this atmospheric neighborhood.
It is also the stage for the annual “Sanja Matsuri” held every May, and the narrow streets lined with long-established restaurants and classic cafés offer a quiet, nostalgic atmosphere distinct from the bustling Nakamise Street.
In Oku-Asakusa, where vibrancy and tranquility coexist, guests can experience a deeper side of Asakusa’s charm.
【Guest Rooms】
The property offers four types of guest rooms ranging from 25 to 45㎡, accommodating up to 9 guests.
Some rooms feature views of Tokyo Skytree and are designed to suit group and family stays.
With playful bunk bed layouts and interiors incorporating elements of Japanese aesthetics, the rooms provide a comfortable stay even for larger groups.
