SQUEEZE to Open Two Minn Properties in Taito Ward, Tokyo with Daiichi Realtor in December 2026 ~Inbound Visitors Reach a Record 42.68 Million; Expanding Accommodation Capacity for Group Travel in Ueno and Asakusa~

SQUEEZE Inc. (TSE Growth: 558A; Headquarters: Kitahiroshima, Hokkaido; CEO: Shinichi Tatebayashi; the “Company”), which is driving AI Transformation (AX) in the hospitality and tourism industry, hereby announces that it will open two apartment hotels, Minn Ueno Iriya East and Minn Asakusa Hanayashiki North, in Taito-ku, Tokyo in December 2026. The two properties are joint projects with Daiichi Realtor Co., Ltd. (“Daiichi Realtor”), with which the Company has a comprehensive business alliance and a capital relationship. Upon their opening, the number of Minn properties will reach 10 in Taito Ward and 22 in Tokyo. By combining the operational expertise accumulated at its existing properties with suitebook, its proprietary AX platform, the Company will strengthen a multi-property operating model that covers the Ueno and Asakusa area as a whole rather than as individual locations, and will capture growing lodging demand from inbound travelers as well as families and groups.

■ Background: Inbound Visitors Reach a Record High; Lodging Demand in Tokyo Remains Strong

According to the Japan National Tourism Organization (JNTO), the number of international visitors to Japan in 2025 rose 15.8% year on year to approximately 42.68 million (*1), while inbound travel consumption reached approximately ¥9.5 trillion (*2), both record highs. The Japanese government has set a target of 60 million international visitors by 2030 (*3). In 2025, the guest room occupancy rate in Tokyo was 76.3%, significantly exceeding the national average of 61.6% (*4).

The Ueno and Asakusa area, home to tourist attractions such as Senso-ji Temple and Ueno Park, is one of Tokyo’s leading tourist destinations. Many visitors travel with family or friends, and there is demand for accommodation that allows an entire group to stay together in a single room.

Meanwhile, Taito Ward tightened its regulations on private lodging (minpaku) in October 2026, and facilities whose notifications are accepted on or after that month are no longer permitted to operate on weekdays (from noon Monday to noon Saturday) (*5).

Inbound visitor and occupancy data, and Minn properties in Taito Ward

As apartment hotels licensed under the Hotel and Inn Business Act, Minn properties operate year-round, on weekdays and weekends alike. While maintaining a stay style in which guests can live as if at home in rooms equipped with kitchens, the Company will further expand its presence in Taito Ward to accommodate families and groups staying in Tokyo, including on weekdays.

■ Two Minn Properties in Taito Ward, Each Leveraging Local Character and Distinctive Features

Minn Ueno Iriya East: Access to Both Ueno and Asakusa in the Traditional Neighborhood of Iriya

Minn Ueno Iriya East is an apartment hotel with 40 rooms, located approximately a six-minute walk from Iriya Station on the Tokyo Metro Hibiya Line, with convenient access to both Ueno and Asakusa. Set in a quiet shitamachi (old downtown) neighborhood, the property serves as a base for sightseeing across Tokyo. Rooms are designed with ample space for families and groups of friends to stay together in a single room.
The entrance lobby features a collaborative work of art and video depicting Iriya’s streetscape, which dates back to the Edo period, as contemporary ukiyo-e, allowing guests to experience the distinctive atmosphere of Iriya from the moment they check in.

Minn Asakusa Hanayashiki North: Adjacent to Asakusa Hanayashiki, Bringing the Playful Spirit of Edo to a Contemporary Stay

Minn Asakusa Hanayashiki North is an apartment hotel with 20 rooms, located adjacent to Asakusa Hanayashiki, approximately a three-minute walk from Asakusa Station on the Tsukuba Express and approximately a five-minute walk from popular attractions such as Senso-ji Temple, Nakamise Street and Asakusa Engei Hall. Rooms are designed for families and groups of friends to stay comfortably, positioning the property as a base for group travelers visiting Asakusa. Some rooms also feature a private roof balcony overlooking Tokyo Skytree.
Rooms feature a Japanese modern design incorporating light walls inspired by shoji screens, tatami areas and natural wood, with accent colors of suō (deep red), dark green and indigo evoking Hanayashiki. The design brings Asakusa’s longstanding traditions of “play” and “relaxation” into a contemporary stay.

■ About the Minn Brand: your second home

Minn hotel locations in Japan

Minn is the Company’s proprietary apartment hotel brand, whose name combines “minna” (Japanese for “everyone”), referring to groups and families, with “inn.” Under the concept of a place where everyone can stay together, Minn operates properties nationwide centered on spacious rooms with kitchens, offering a home-away-from-home experience. Smartphone pre-check-in, keyless entry and chat-based support enhance flexibility and comfort for travelers.
In addition, by locating properties in close proximity to one another, Minn shares operational know-how and staff among properties within each area, leveraging the strengths of a chain that expands across areas rather than at individual locations to achieve efficient and stable operations.

The properties will be operated using suitebook, the next-generation operations platform developed and provided by the Company, which integrates the management of reservations, guest management, check-in, housekeeping, revenue management and accounting. Combined with 24/7 cloud reception and remote operations, this will establish an efficient operating structure spanning multiple properties across the Ueno and Asakusa area.

The joint project with Daiichi Realtor is also expanding in both the Kansai and Tokyo areas, including the two properties in Namba, Osaka opening in December 2026. The Company will continue to deepen its partnership with Daiichi Realtor and develop further hotel projects.
